What is the difference between a reservation and an 'arras'?

With a reservation contract, you take an option on the property for, say, 20 days. You pay an amount of between EUR 3,000 and EUR 11,000 at the time of reservation. Usually this amount is recoverable in case of legal defects.

An 'arras' is a binding purchase agreement. You will then pay 10% of the purchase price. This amount is not recoverable. It is therefore advisable to make a reservation first in order to carry out the legal checks within the option period. Based on the legal checks, we will prepare an 'arras' so that your interests are safeguarded.
